Scan-to-BIM in South Africa: LiDAR to Revit As-Builts
A4AC Architects is a SACAP-registered architectural practice in Johannesburg that provides scan-to-BIM and LiDAR as-built documentation across South Africa. What is scan-to-BIM?
Scan-to-BIM is the process of capturing an existing building with LiDAR (light detection and ranging) and turning the resulting point cloud into a Building Information Model. A terrestrial laser scanner records millions of measured points from each position. Registered together, those scans form an accurate 3D record of walls, floors, openings, structure and services. The BIM model built from that record is what architects, engineers and facility managers actually work with.
In South Africa, many buildings have no reliable drawings. Approved plans go missing from council archives, and buildings are altered over decades without updated documentation. Scan-to-BIM closes that gap faster, and with far fewer errors, than measuring by tape and handheld laser.
Our scan-to-BIM process
Scan. We capture the building inside and out, including roofs, basements and plant areas where access allows.
Register. Individual scans are aligned into a single point cloud in E57, LAS or PLY format.
Extract. Our in-house pipeline, written in Python and Dynamo, detects floor levels, extracts walls on a 40 mm grid, finds door and window openings, clusters fixtures and identifies rooms. It is benchmarked on point clouds of more than 50 million points.
Model. The extracted geometry is rebuilt as a native Revit model with real walls, floors, doors, windows and rooms, not a mesh.
Document. We issue plans, sections and elevations as PDF and DWG/DXF, drawn to SANS 10400 and municipal submission standards.

Revit and BIM capability
A4AC works in Autodesk Revit and writes its own Dynamo and Python tools for repetitive modelling tasks. That is how the scan-to-BIM pipeline started. For clients, it means the as-built model moves straight into design and construction documentation in the same software, without handing over to a second consultant.
