Designing Student Housing That Works: Mental Health, Feasibility, and the Nuances Nobody Talks About

Student housing looks simple from the outside: beds, bathrooms, a study space, repeat. But anyone who has actually delivered purpose-built student accommodation (PBSA) in South Africa knows the truth — it is one of the most unforgiving building typologies there is. Get the numbers wrong and the development fails financially. Get the human side wrong and the building fails the very students it was meant to serve.
At A4AC Architects, student accommodation has become one of our core specialisations, and the lessons we've learned — sometimes the hard way — have reshaped how we approach every new project. Here are the nuances that separate student housing that merely complies from student housing that genuinely works.
Designing for Mental Health: The Building Is Part of the Support System
University is a period of enormous pressure. For many South African students, it's also their first time away from home, often in an unfamiliar city, frequently under financial strain. The residence they live in is not a neutral backdrop to that experience — it either buffers the pressure or amplifies it.
In our recent work, designing for student mental health has moved from a "nice to have" to a central design driver. In practice, that means:
Fighting isolation with layout, not posters. Long, anonymous double-loaded corridors with rows of identical doors are efficient on paper and corrosive in reality. We break residences into smaller "clusters" or "houses" of 8–16 students who share a kitchen or lounge. Students in cluster-based housing know their neighbours by name. Students in corridor housing often don't — and loneliness is one of the strongest predictors of a student in crisis going unnoticed.
Passive surveillance and natural sightlines. Communal spaces should be visible, naturally overlooked, and on the way to somewhere — not tucked into dead-end corners. A lounge that people walk past is a lounge where a withdrawn student still gets seen, greeted, and gently pulled back into community.
Daylight, ventilation and views as non-negotiables. The research is unambiguous: access to natural light regulates sleep, and sleep quality is tightly linked to student mental health and academic performance. Rooms that borrow light from corridors, or face a lightwell a metre away, save capital cost and cost the operator in wellbeing, complaints and churn.
A gradient of social space. Not every student wants the common room. Good residences offer a spectrum — from the privacy of your room, to a quiet nook for two, to a cluster kitchen, to the big social hall. Students self-regulate their social exposure when the architecture gives them the choice. When it doesn't, they retreat to their rooms entirely, and that's where problems compound invisibly.
Suicide-Safe Design: The Conversation the Industry Avoids
This is a difficult topic, and precisely because it is difficult, it is often left out of briefs, out of DHET guideline discussions, and out of design reviews. It shouldn't be. Universities and residence operators know the reality, and architects who work in this typology carry a genuine duty of care.
Suicide-safe design in student housing operates on well-established public-health principles — the same thinking behind safety barriers on bridges — adapted to residential buildings:
Controlling access to high-risk areas. Roofs, plant decks and maintenance zones should be genuinely secured, not just signposted. Access control here is a life-safety system, and we treat it with the same seriousness as fire escapes.
Balustrade and atrium design. Multi-storey atriums, open stairwells and communal balconies are wonderful social devices, but their edge conditions must be designed deliberately — heights, climbability, and detailing all reviewed with safety in mind, not just SANS minimums.
Room detailing. Fixtures and fittings can be specified with reduced-risk detailing without the room ever feeling institutional. This is a mature, established field in healthcare architecture; student housing should borrow from it far more than it does.
Design that gets students seen. The single most protective factor is not a physical barrier — it's connection. Every layout decision that increases the odds of a struggling student being noticed by a peer, a residence assistant or a cleaner is a suicide-prevention decision, even though it never appears on a safety schedule.
None of this makes a building feel like a facility. Done well, it's invisible — the residence simply feels warm, sociable and safe. That is the point.
The sqm-per-Bed Benchmark: Where Feasibility Lives or Dies
Now the developer's side of the equation — because a residence that never gets funded helps nobody.
In our feasibility reviews for developers and operators, the single number we interrogate hardest is gross square metres per student (sqm per bed). It is the benchmark test of whether a scheme is viable:
Too many sqm per bed, and the capital cost per bed climbs beyond what rentals — especially NSFAS-capped rentals — can ever repay. The development quietly dies in the spreadsheet, or worse, gets built and bleeds money.
Too few sqm per bed, and you've built a filing cabinet for humans. Students are uncomfortable, wellbeing suffers, reputation suffers, vacancies climb, and the operator pays the price every year for the capital that was "saved" once.
The craft is in where the square metres go. Two schemes at an identical sqm-per-bed ratio can perform completely differently: one wastes area on oversized circulation and grand double-volume foyers; the other keeps circulation ruthlessly tight and reinvests every recovered square metre into cluster kitchens, study space and room quality. Efficiency is not about shrinking the student's world — it's about eliminating area that does nothing for them.
When we review a developer's scheme, we're asking: what percentage of the gross area is actually lived in? What's the wall-to-floor ratio doing to the build cost? Can the structural grid stack bedrooms, bathrooms and services without waste? These reviews routinely find beds hiding inside existing massing — or reveal early that a site simply cannot carry the bed count the pro forma assumes. Either answer, discovered early, is worth an enormous amount of money.
DHET Norms Are a Floor, Not a Design Brief
The DHET's Policy on the Minimum Norms and Standards for Student Housing is an important document — it sets baseline expectations for space, safety and amenity at public institutions. But here's the nuance the industry keeps missing: DHET norms are minimums, treated too often as targets, and they are national, while every site is local.
A residence next to a rural campus, a residence in Braamfontein, and a residence serving a peri-urban TVET college face utterly different realities: different transport patterns, different safety contexts, different family structures, different income pressures, different food economies, different expectations of privacy and community. A design that simply "meets DHET" applies one national average to all of them — and an average fits nobody perfectly.
Well-designed student housing has to read the socio-economics of its specific site: Where do students actually buy food? Do they cook communally or alone? Do they go home on weekends, or is this their only home for the year? Is there pressure to share beds or sublet, and how does the design respond honestly to that? What does safety mean on this street, at this taxi rank, after dark?
Why A4AC Ran Its Own National Study
Because the published guidance couldn't answer those questions, we went and asked the students ourselves. A4AC conducted our own national study into the desires and needs of South African students in accommodation — what they value, what they tolerate, what quietly drives them out of a residence, and what makes them stay and recommend it to friends.
Some findings confirmed instinct; others genuinely surprised us and changed our standard details. The study now informs everything from how we size cluster kitchens, to where we place study space relative to bedrooms, to how we balance single versus sharing rooms in a bed mix. It also gives our developer clients something rare in this market: design decisions backed by South African student data, not imported PBSA assumptions from the UK or Australia.
The Bottom Line
Great student housing sits at the intersection of three disciplines: the empathy to design for young people under pressure, the discipline to make the sqm-per-bed numbers work, and the humility to study each site's social and economic reality instead of copy-pasting a national minimum.
